106 N Avolyn Ave is a new construction home in Ventnor, four blocks from the beach, listed at $1,600,000 with four bedrooms and 3.5 baths. From the top deck you see bay water one way and the Atlantic City skyline the other. Tim says it is priced $375,000 below the last unit that sold.
The kitchen
Tim filmed this on October 6, 2026, standing in a kitchen that was still getting its finishes. Cafe appliances went in instead of a standard package, along with upgraded light fixtures and what Tim calls "our signature kitchen."
He did not love showing it half done. "The visual is when they come in and the house is pristine and it's staged," he said. He expected it finished by the end of the following week, and it was already getting showings.
The view is the point
Head up to the deck. There are bay views on one side. On the other is the Atlantic City skyline, with the Borgata, Harrah's and the Golden Nugget lit up at night. Tim says you can watch the Friday night fireworks from the deck.
The house also has a private four-stop elevator, two primary suites and three tiers of decks, so getting to that view does not mean climbing four flights.
Why Tim thinks the price is right
Here is how Tim sees the Ventnor market. On one end you have older row homes that need a ton of work and still run six or seven hundred thousand. On the other, new construction over $2 million. This house sits between them at $1.6 million, and he puts it $375,000 under the last unit that sold.
That is Tim's read, and he is the one selling it, so check the comps with your own agent. But the gap he describes is real enough to be worth a walkthrough.
