How Tim got into new construction: meet Brad.

Tim T started in the mortgage business. A tough loan for a builder named Brad turned into a mentorship, and that mentorship is how Tim learned to flip houses and then build them. Today Tim and Brad build new construction together. In this video, filmed on a build site, they set the goal at 20 houses a year.

The deal that started it

Tim was working in mortgages and had a name for getting the hard ones done. A mutual friend sent Brad his way with a deal in the Pine Hill and Lindenwold area that Tim calls "an impossible deal." Tim closed it. The two stayed in touch through business after that.

Tim knew Brad flipped and built houses. He wanted in.

The "Brad T hybrid"

Brad took on two or three people who wanted to learn. He found them houses and walked them through each project. Tim paid Brad a fee for the mentorship, Brad got the listing and the commission when the house sold, and on some deals Tim took the wholesale side. They called the setup "the Brad T hybrid."

Tim is not shy about how it went for the others: "Those other guys, who knows where they're at. But I took it serious." He fell in love with the work and turned it into a career. Mortgages are now something he does on the side.

From flips to building

Once Tim was flipping steadily, he kept pushing Brad to start building new construction together. "Let's partner," he told him. It took a few years to get there. The goal they set is 20 houses a year.

Tim gives Brad the credit. "I wouldn't be doing this if it wasn't for Brad. He gave me the knowledge and the tools." He calls himself the briefcase builder and Brad the actual builder.

Brad sees it differently: "It's like reading chapter one and then you wrote the rest of the book."

The part worth stealing

The caption on Tim's post says it better than we can: there is nothing wrong with being the guy asking questions. He listened, learned and did the work. That is still how he runs every job.
