210 N Nassau Ave is the first house Tim T Properties has built from the ground up in Margate. It is listed at $2,300,000 with four bedrooms. When Tim walked it on camera on October 7, 2026, he put it about 60 days from completion, with permits passed and the exterior doors going in.
What hits you when you walk in
The ceilings are 10 feet. Tim says it straight: "when you walk in, this house feels incredible."
Behind the entry is a big living room with two sliders that open onto a deck. Off to the side sits what Tim calls "our signature coffee bar area." The kitchen starts there and wraps along an entire wall. A 10 foot island runs down the middle of it.
That is a lot of kitchen. In a shore house where everybody ends up standing around the island, it is the right call.
Upstairs
Four bedrooms and three full bathrooms, all on the second floor. The video was shot mid-build, studs and subfloor still showing, so the finished rooms are not on camera yet. The listing page will carry the finished photos.
Where the house stands
Permits are passed. Exterior doors were going in the week of filming. Tim's estimate was about 60 days to completion, and he said the house was hitting the market that week. It is now listed.
What Tim told buyers in the same video
Tim was blunt about the market. Rates are moving, and in his words, "Everyone's afraid." His answer is to keep working. He said he has 14 deals closing in October 2026 and wants another 10 to 15 houses on the market this month.
Then he made buyers an offer. If you like a Tim T house but the payment is the problem, he said: "I will give you a $10,000 credit to buy down your interest rate." He also said he would help with closing costs. Those were his words on camera, and the details get worked out deal by deal, so ask him directly when you call.
