Before the crew tears anything out, Tim walks the house and decides where every room goes. On this house on Church Road in Medford, the plan is to pull out a fireplace that backs into a bathroom, move the kitchen to a new wall, add a primary suite and finish the basement. It needs architect drawings before the real work starts.
What is wrong with the layout today
Tim's first words inside: "It's a crazy layout."
On one side there are two bedrooms and a full bathroom, and the bathroom sits behind the fireplace. Over the years somebody added rooms on, and Tim could not even say what one of them was for. The kitchen is small. None of it flows.
A house like this is a hard sell on the open market. Buyers walk in, feel the chopped-up rooms, and walk out picturing the cost. That is exactly the house Tim wants to buy.
The plan, room by room
The fireplace goes first. With it gone, the wall it shared with the bathroom opens up, and Tim thinks he can steal some of that space.
The bedroom side becomes two bedrooms and a primary bedroom with its own bathroom. "This will be all master bedroom," he says, pointing at the far end.
The kitchen moves. Tim wants it running along one wall in an L shape, ideally with an island, and an old doorway gets blocked off to make room. If he can carve out one more room from the living space, it becomes a bedroom, or at least an office.
The basement gets finished too. The stairs down will be closed in with a door, reached off the hallway.
His summary as the demo crew got started: "Once I demo this thing, this is going to be a beast."
Why he walks it before the drawings
Tim had someone coming out the same day to walk the layout with him and pitch ideas before anything gets drawn. Moving a kitchen or removing a chimney changes plumbing, framing and permits. Deciding that on the walkthrough, not halfway through the job, is how a renovation stays on budget.
