Tim lives in Lower Chelsea, on the bay side of Atlantic City, and he can reach every one of his shore jobs in about five minutes. On the morning he filmed this, that meant 10 new construction projects inside a five mile radius across Ventnor, Margate and Atlantic City. He drove to four of them and talked through the numbers at each stop.
Speed is the whole business
First stop was the duplex on Avolyn Ave in Ventnor. Tim's crew had just torn up the street to tie in the sewer and water lines, which on a new build means dealing with the township and the police to shut the road down. Chuck, Tim's project manager, runs these jobs day to day.
Then Tim explained why he pushes so hard on the schedule. These houses are not built with cash. They are built with mortgages, and he puts the payment at about $13,000 a month for every month a house sits unfinished.
On his last duplex, on Portland Ave, another builder started an identical building one street over a month before Tim did. Tim's crew built both units and sold them. The other builder had only just listed his. Tim figures being six months faster saved $70,000 to $80,000 in interest. He and Chuck argue about it, too. Chuck wants to give each trade room to work. Tim wants them on top of each other.
Tim's Avolyn Ave new build, 106 N Avolyn Ave, is now listed at $1,600,000. Here is Tim's walkthrough of it.
What the first build taught him
Tim was open about losing money on his first new construction. The listing photos showed pavers and brick wrapped around the whole house. He had planned on concrete, but the buyer expected what was in the pictures. He puts that at about $100,000. Then the buyer asked for upgrades he did not charge enough for, which he figures cost another $30,000.
So the rule changed. Tim will sell a house early, but he builds to spec and the buyer does not get to redesign it halfway through.
Berkshire: two bedrooms become four
The second stop was a duplex on Berkshire in Ventnor that Tim is turning into two condos, upstairs and down. Each one gets four bedrooms, three baths, a driveway and a fenced backyard. No garage. He plans to price them around $850,000 each.
The upstairs unit was a two bedroom. Tim figures it would have sold for $550,000 to $600,000 as it was. Adding a second floor addition with two more bedrooms and a bathroom is what moves it into the $800s.
This is also where he showed what he means by doing it right. The roof sheathing in the attic had black staining on it. He did not know if it was mold. He decided to rip off every piece of wood on the roof and replace it anyway. In his words: "I never want to put someone in a house that has potential of mold."
Margate, then a house over the water
In Margate the framer was working on a four bed, four bath new build with high ceilings. Tim plans to wall off part of the garage as a small sitting room with a slider out to a patio, outdoor kitchen, fire pit and custom pavers. "That's what it takes to get top dollar in Margate," he said.
The last stop was a lot on the bay in Lower Chelsea that Tim already owns, with plans at the architect. It will be a three bed, two and a half bath house built on pilings over the water, with a dock underneath. It is the first time his crews have built over water, and he said they had to ask basic questions, like how you hang siding on a wall with no ground under it. The answer is scaffolding over the water.
He said the numbers out loud.
| Line | Tim's number |
|---|---|
| Lot | $250,000 |
| Build | About $500,000 |
| Closing, holding, commissions and taxes | About $250,000 |
| Planned list price | $1,400,000 |
| Potential profit | About $400,000, split with his partner Chuck |
Figures as Tim said them in the video, posted September 2, 2026, before construction started. Plans and prices can change.
Look at the third line. A quarter million dollars goes to costs that never show up in the house. That is why speed matters so much to him.
If you want to be at the shore
Tim's pitch at the end was simple. If you want a house in Ventnor, Margate or Atlantic City, he can build one, renovate one or sell you one he already finished. If you own an older shore house you are done with, that is the other side of the same business. See what is for sale now, ask for a cash offer, or call Tim at 856.685.6455.
